For the BUYING of our property there are the following selling - arrangements:

Our property is next to the complete furniture, equipment and machinery to an Italian asset Commandite (S.A.S.). To this asset does not belong to the furniture currently in the "Casa Padronale" areas and all paintings in all rooms. The total shares (= 100 %) of these Commandite are in our possession. We therefore do not sell property, but a Commandite! That means that while our company will purchase all the ahares transferred to the buyer. When you purchase our society, the buyer must, therefore, no "Imposta di  Registro" and no "Imposta catastale" to pay. Instead, the buyer paid for the notary transfer of the shares only small fees.

Since the sale of Commandite also directly by the current share - owner, then the buyer does not pay commission (approx 3,60 % of purchase - price) is due.

By splitting the shares can be 100 % of shares without any difficulty to be more owners.

Another advantage speaks for the acquisition of our society: With the purchase of the company, and thus our property, the neighbors have no pre - emption. In contrast, however, the owner of the company with the right of first refusal for the neighboring properties at their sale.

On our Commandite regulatory approval, all registered. Moreover, the society is free of debt and in the best condition!
